the HOUSE
Not your typical Cotswold cottage.
Living Space
The living room is relaxed and welcoming, centred around a working fireplace.
Patio doors open straight onto the garden, creating an easy flow between inside and out. It’s a space that works just as well for conversation as it does for reading or stretching out in the evening.
Kitchen & Dining
The kitchen - diner sits at the centre of the house, filled with natural light and arranged for everyday use.
A long breakfast bar anchors the space, with double ovens and a separate utility area making it practical for cooking for a group. Doors open directly onto the patio, extending meals outdoors when the weather allows.
Outside, the kitchen continues into the garden with a gas barbecue, Gozney pizza oven, and a dedicated area for eating outside.
Bedrooms
The four bedrooms are calm and understated, each with its own character.
They’re designed for proper rest, and have views across the terrace or grounds.
The Master Bedroom
Super King | En suite | Private terrace
A generous, light-filled room with a super king bed and doors opening onto a private terrace.
There’s an en suite bathroom with a double shower, walk-in wardrobes and a dressing table, perfect for slow mornings.
The Corner Bedroom
King | Views across the grounds
Set on the corner of the house, this king bedroom looks out across the terrace and surrounding greenery. Built-in wardrobes and soft lighting make it a calm, comfortable space to settle into.
The Twin Bedroom
Twin or Super King | Light-filled
A flexible room that can be set up as twin beds or zipped together as a super king, suitable for a range of stays. Lots of natural light and large mirror make the room feel bright and comfortable.
The Littlest Bedroom
Double | Dressing table | Feature window
Smaller and full of character, this double bedroom is finished with a dainty dressing table and a feature window overlooking the garden.
It’s a quiet, tucked-away space that feels particularly cosy in the evenings.
Bathrooms
There are three bathrooms across the house, each with its own character and purpose.
The main bathroom features a deep bath, walk-in shower and double vanity. With views across the grounds and a spacious layout, it’s a room designed to be used slowly.
The master bedroom en-suite includes a double shower finished in pink tiles, twin sinks and warm lighting. Downstairs, a butter-yellow tiled WC with a vintage suite sits close to the main living areas. A small space, but one with plenty of character.
Outdoor Space
Villa Vista opens out into generous, private grounds, with space to sit, eat, cook and wander.
Outdoor cooking and dining sit close to the house, while pathways lead towards the sunken fire pit tucked further into the grounds. A roof terrace with sun loungers sits above the house, offering a more private place to step away.
Whether you’re cooking outside, gathering around the fire, or simply sitting with a drink as the light drops, the garden feels like a natural extension of the house.
Hot Tub & Sauna
Set a little apart from the main garden, the sauna and hot tub offer a quieter way to spend time outside.
The sauna is tucked amongst the trees, while the butter-yellow, wood-fired hot tub sits nearby, open to the surrounding greenery. It’s a quieter corner of the grounds, easy to dip in and out of across the day.
Private Office
Set away from the main living areas, the private office offers a quiet place to work, read, or step away for a while.
Integrated plug sockets and a comfortable armchair make it practical without feeling office-like.
